As a first-time buyer, I'll be honest I stumbled across Structura completely by chance while browsing Google. I had no idea what I was looking for & no idea what questions to ask & no idea just how much I didn't know. Does that sound familiar? 😅 From the very first phone call, that changed 📞 Georgia answered & what struck me immediately was that she wasn't trying to sell me anything. She just... listened 👂 She walked me through every survey type with patience and clarity. NO pressure, NO upselling, just honest guidance! She told me a Level 3 Home Survey and RICS Valuation with Internal Floor Space Measurement was the minimum for real peace of mind regardless of property age or type but she made clear the decision was entirely mine. I thought about it and then I went one step further 💭 I opted for the full package: Level 3 Home Survey 📋 Drone Survey 🚁 Independent RICS Valuation 💰 Internal Floor Space Measurement 📐 Reinstatement Cost Assessment 🏗️ At the time, it felt like a lot of money. Looking back now? It was the best money I've ever spent. By a long, long way 💯 📋 When the report landed, I wasn't prepared for what I read. Terry's survey was exhaustive and genuinely one of the most thorough documents I've ever seen and what it uncovered was shocking 😮 The property had at least £50,000 worth of major repairs required 🔨 That figure didn't even include the smaller maintenance issues flagged throughout. The true cost? Considerably more. But that still wasn't the biggest revelation. The independent valuation came in at £550,000 📉 Completely unbiased, based purely on the evidence. And then there was the floor space. The estate agent advertised the property at approximately 109 sqm Terry's RICS-measured internal floor space? 93 sqm That's a 17.5% discrepancy 🤯 Nearly one-fifth of the floor space I thought I was buying - simply didn't exist. That's not a rounding error. That's not a grey area. That's the kind of difference that fundamentally changes what a property is worth and it's something almost no buyer would ever spot on their own. ⚖️ Armed with the facts, I went back to the seller. The gap between the asking price and independent valuation was close to £200,000. I presented the evidence clearly. They refused to budge so I walked away. Happily 😌✌️ That moment felt like freedom. Without this survey, I'd have had no idea. I could have exchanged contracts and only discovered the truth when it was far too late. Instead, I left with my savings intact and complete confidence I'd made the right call 💪 The property has since been relisted. Whoever buys it next, I hope they get a proper survey done too. 🏡 💡 Here's what every buyer needs to understand: When you apply for a mortgage, the bank doesn't care what price you've agreed. They care what the property is actually worth. If their valuation comes in lower - say you're buying at £1,000,000 but they value it at £850,000 then they may refuse to lend you the full amount. That gap becomes your problem 💸 An independent survey isn't just about identifying damp or structural cracks. It's about knowing the true picture before you're legally committed. It's the only truly independent voice in the entire process. Everyone else (i.e. the seller and Estate Agent) has an interest in the deal completing. Your surveyor doesn't 🔍 🙏 Georgia and Terry.
